Prost Builders became involved in this project for a 55 and older resident complex before the design was completed to provide Guaranteed Maximum Pricing and Value Engineering suggestions. This early involvement allowed Prost Builders to change orders other than the scope of work changes initiated by the owner. Each one-bedroom apartment has phone jacks, cable TV wiring, an emergency pull cord, a ceiling fan in each bedroom, and a kitchen with a microwave oven, electric stove, refrigerator, and dishwasher. The building has laundry facilities and community activity rooms for residents on each floor and a computer room with free internet access for all residents. There are also several wheelchair-accessible apartments.

What types of multi-residential projects does Prost Builders handle in Columbia and Jefferson City?
Prost Builders handles all types of multi-residential construction in Central Missouri. We build apartment complexes, student dormitories, transitional housing, senior living facilities, and mixed-use developments with residential units. Our contractors also renovate existing multi-family buildings to extend their useful life. Recent projects include Love Forward Homes apartments in Columbia, Dawson Hall student residence renovation at Lincoln University in Jefferson City, and the concrete foundation for the eight-story Broadway Hotel tower in Columbia.
How long does multi-residential construction typically take?
Project timelines depend on the size and complexity of your multi-residential building. A 10-unit apartment complex might take 8-12 months from groundbreaking to move-in. Larger multi-story buildings require 12-18 months or more. Prost Builders completes multi-residential projects on schedule because we self-perform critical concrete and carpentry work instead of relying entirely on subcontractors. Unlike typical general contractors, we self-perform concrete and carpentry work, maintaining better quality control and budget oversight. Our employee-owned company has completed multi-residential projects throughout Central Missouri, from small apartment buildings to major student housing renovations. We use value engineering to reduce costs without sacrificing quality—we recently saved Columbia Public Schools over $300,000 through innovative concrete solutions.
Can Prost Builders handle occupied building renovations for multi-residential properties?
Yes, Prost Builders has extensive experience with occupied renovations. We recently completed a full renovation of Dawson Hall student residence at Lincoln University in Jefferson City while coordinating around the academic calendar. We understand the unique challenges of multi-residential renovation projects in Columbia and Jefferson City, including noise control, dust containment, and maintaining safe access throughout construction.
Does Prost Builders provide value engineering for multi-residential projects?
Value engineering is a core part of our multi-residential construction approach. We review plans early to identify cost-saving opportunities that don’t compromise quality. For example, we saved Columbia Public Schools $300,000 and accelerated the schedule by three months through innovative precast concrete solutions at Jefferson Middle School. Our contractors in Central Missouri apply this same systematic cost optimization to apartment buildings, student housing, and other multi-residential projects.
What building codes apply to multi-residential construction in Columbia and Jefferson City?
Multi-residential buildings must meet International Building Code requirements with local amendments. These include fire protection systems, accessibility standards, egress requirements, and structural specifications. Prost Builders has 75 years of experience navigating building codes in Jefferson City, Columbia, and throughout Central Missouri. Our in-house professional engineers ensure your multi-residential project meets all code requirements from the start, avoiding costly changes during construction.
How much does multi-residential construction cost per unit in Central Missouri?
Construction costs vary based on building type, size, finishes, and site conditions. A basic apartment unit might cost $150,000-$200,000 to build, while higher-end units with premium finishes cost more.
